What Does a Boiler Service Include?

A proper boiler service is a safety and condition check carried out in line with the appliance manufacturer's instructions. It should provide useful information about the boiler rather than simply producing a certificate.


Initial condition and safety checks


The engineer checks the boiler, flue and surrounding installation for visible damage, unsuitable alterations, corrosion or signs of leakage. Ventilation and the route of the flue are considered where relevant.


The boiler is operated so that its controls, ignition sequence and basic safety functions can be assessed.


Combustion and gas checks


Where required, gas pressure or gas rate is checked and combustion readings are taken with a calibrated analyser. The readings are compared with the appliance instructions and the engineer's assessment of safe operation.


The boiler casing is removed only by a suitably qualified engineer. Components are inspected and cleaned as required by the manufacturer and by their actual condition.


Condensate, filters and system condition


On a condensing boiler, the condensate route and trap are checked and cleaned where the service procedure requires it. Accessible system filters may also be checked or cleaned when agreed as part of the visit.


The engineer can note pressure behaviour, visible system water condition and developing issues such as noises, leaking valves or poor circulation. A boiler service is not the same as a full heating system repair, but it often highlights work worth planning.


How often should a boiler be serviced?


An annual service is normally the sensible interval for a domestic gas boiler and may be required by a manufacturer warranty, landlord responsibilities or an insurance policy.


Keeping a consistent service record also makes it easier to spot gradual changes before they become breakdowns.
